The chapters

How we got here.

Chapter 12014

Six months, about $50,000, and the first deal

JDL Ventures started as a wholesale desk run on nights and weekends while our founder, Douglas J. Beck, was still in Johnson & Johnson's IT Leadership Development Program. Deals were sourced, funded and closed virtually from day one. The first six months cost more than $30,000 in education and nearly $20,000 in marketing before the first close.

The breakthrough came from changing seats. Instead of competing for every property, JDL became the buyer network other wholesalers sold into. The first virtual assistant was hired within two weeks of that first deal, and more than 100 team members have worked with JDL since.

The lessonSell the shovels. Serving the people chasing deals beats chasing every deal yourself.

Chapter 22015

Out the door at 3 times the salary

By July 2015 wholesale income had reached roughly 3 times the J&J paycheck, and our founder left corporate to build full time. Investors were already asking how to source deals the same way, so JDL launched Flip More Deals, its first paid mentorship.

Chapter 32015 to 2016

The quiet move: becoming an LP

Rolling an old 401(k) into a self-directed IRA gave JDL a second seat at the table, as a passive investor. The first LP position was a 28-unit multifamily value-add in Houston, followed by a joint venture flip in New Jersey and a Florida development deal.

The lessonSitting on the capital side taught us what investors actually need: track record, communication, transparency, alignment and a clear risk profile.

Chapter 42015 to today

The first room

In September 2015 JDL started a local real estate investing mastermind on Meetup. It has met continuously ever since, and today it is a national community of 5,000+ members.

Chapter 52018 to 2020

The busiest years

Sheriff sales, courthouse auctions and REOs drove peak volume: about 60 wholesale closings and about 20 fix and flips in the strongest year, with as many as 16 renovations under construction at once. Across the residential decade JDL closed hundreds of wholesale deals, about 50 flips and built a rental portfolio.

Chapter 62020

COVID forced us national

The pandemic pushed everything online. The mastermind moved to Zoom and Facebook, the "New Jersey" came off its name, and location stopped mattering. In July 2020 the company moved its headquarters to Sarasota, Florida.

Chapter 72020 to 2021

The lending turn

JDL already had deal flow and lending relationships. Connecting the two directly turned the company into a capital business, not just a deal business.

Chapter 82021 to 2022

Inside a New Jersey fund

Working inside a private fund, helping it expand into Florida and other markets, was the first hands-on education in how institutional capital really moves.

Chapter 9Aug 2022

The Growth Collective, formalized

Mentorship, the mastermind, deal support, capital access and coaching came together under one brand: The Growth Collective. The Growth Collective Mastermind remains the private room for operators building at scale.

What the room doesWhen an operator with 35 flips the prior year needed $200K, the network committed $80K by 6 PM the same day and the full amount by the next morning.

Chapter 102023

Partner and Chief Investment Officer

Our founder, Douglas J. Beck, was recruited as Partner and Chief Investment Officer of a California private fund, tasked with raising a $100M fund and growing its lending business through the network. It was the first time the relationship work was valued at an institutional level, and it made the case for building an independent platform.

Chapter 112023 to 2024

The family office awakening

A conversation with a Sarasota family office principal reframed the goal. The objective was no longer more transactions. It was a compounding platform.

Chapter 122024 to 2025

The pivot upmarket

JDL moved from $100,000 single-family homes to participation in $100M private market deals. The team built family office and institutional relationships, learned credit facilities and the secondary note market, and sold its last fix and flip in 2025. Our founder also led Florida sales expansion for an institutionally backed private lender based in the Carolinas.

Chapter 13Late 2025

The AI moment

After seeing AI-driven deal structuring at an institutional capital event, JDL started building an AI-first lending and deal platform that same week. About 6 months in, the platform was live. Today it carries ~$1.4B of off-market inventory and powers TheDealMaker.ai, JDLDeals.ai and InvestorLoan.ai.

Chapter 14What's next

Two sides of one business

On the residential side, TheDealMaker.ai gives operators one place to find, fund and close deals. On the commercial and enterprise side, JDL Ventures provides strategic capital advisory, licenses its platform to lenders and funds, and builds custom AI systems for enterprise clients. Same relationship-driven model, now running on better infrastructure.

"The investors who win the next decade will not just work harder. They will run on better infrastructure."
Douglas J. Beck, Founder, JDL Ventures

How we build

Five pillars

Every decision at JDL runs through the same five priorities, in this order.

FaithFamilyFitnessFinanceFocus

Underneath them sit two operating principles: other people's money and other people's time. We grow through networks, joint ventures and collaboration, not by doing everything ourselves.

The method

One deal rail, every time

The same steps that closed our first wholesale deal now run inside our platforms, accelerated by AI.

1Find2Analyze3Fund4Close5Grow6Invest7Refer

Residential runs on TheDealMaker.ai. Commercial runs through strategic capital advisory: offering preparation, deal packaging and introductions to family offices, RIAs, investment banks, pension funds and institutions.

Who runs this

Not a one-person show

About 20 team members across the US and internationally run operations, marketing, technology, sales and lending. Our founder, Douglas J. Beck, sets direction and works the largest relationships. The systems and the team do the rest, which is exactly what we build for our clients.

Allocators

For strategic allocators

Family offices and institutional investors who want access to the platform, its deal flow or the company itself can request a private conversation.
